How long does a house structure last

Why the structure is not a maintenance line

Most components in a house sit on a replacement clock you can plan around. Instead the structure is watched, and it announces a genuine problem rarely and specifically. The warning signs that are real

The hard part is telling cosmetic settlement, which is common and harmless, from movement, which is not. Fresh plaster cracks in a new-build settling, or fine stable cracks in an old wall, are usually nothing. The signs that warrant a specialist are different in kind: cracks that widen over months, cracks wider than roughly 5 mm, cracks stepping diagonally through brickwork, and cracks that arrive alongside doors that jam and floors that slope. Any of those is a structural-engineer question, because the consequential damage from real movement compounds and the diagnosis needs equipment and training a homeowner does not have.

When to bring someone in

Lars’s house outside Gothenburg is a 1930s brick structure, more than ninety years old in brickwork that can stand for two centuries, and a stepped crack has appeared above a ground-floor window.
