How long does a chimney last

The sweep is the cheap insurance
A yearly sweep on an appliance in use does two jobs at once. It clears the soot and creosote that cause chimney fires, and it is the visit where corrosion in the liner, a cracked cap, or failed flaunching gets spotted while each is still small. That early sight is the whole value: components age on a two-inflection curve, and the sweep catches the flue before the steep part. Skipping it saves the sweep’s fee and risks the consequential damage of a flue that fails unseen, which on a chimney means a fire or a carbon-monoxide path into the house rather than a slow leak. Water at the top, condensate inside
The two failure stories run in opposite directions. From outside, water gets in through failed pointing or a cracked cap, freezes, and works the crown of the stack apart, which is why the top of a chimney ages before the body. From inside, a modern efficient stove or boiler sends cooler gases up the flue that condense into acidic moisture, corroding a steel liner from within. Both are why the flue and the cap are the parts on the clock while the stack itself mostly waits.
When to start planning
Bram’s house near Arnhem has a wood burner fitted in 2001 with a stainless liner, now twenty-five years into a 20-to-40 range, and last year’s sweep noted the first spots of internal corrosion. The masonry stack is sound and barely middle-aged.
